Water rights, wells:
Tierra Mansa features a commercial size natural spring water well for irrigation and potable water. A pressurized drip irrigation system, in conjunction with the represa (water reservoir), provides irrigation water to each lot. A separate system provides potable water to each lot.
Crops Planted:
Each owner is free to plant the type of vineyards that suit their desires, or to plant fruit, olive or other trees, and accompanying landscaping to suit their lifestyle goals. If you choose to plant vineyards then each vineyard is created from scratch. Crafted from the perfect Andean terroir, your one-of-a-kind managed vineyard will be developed by hand in harmony with the natural surroundings. The interaction of each vine with the soil, the spring water, the wind and sun forms the structure and nuances which make your vineyard unique. Our number one recommendation is to plant Malbec, although the area is excellent for many other varietals including Merlot, Pinot Noir, Sauvignon Blanc, and Chardonnay. One hectare (2.5 acres) of vineyards yields about 10,000 kilos grapes.
Property Structures:
There are no structures on any of the lots. Each owner can choose to build a home, guest home, or other structures, at the time of their choosing, however, there is no requirement to build.

Sales Terms:
Tierra Mansa has perfect title for the development property, and all lots are ready for immediate sale and transfer.
Standard terms
50% payment due at the signing of the Compraventa, the sales contract. Buyer takes possession of the property. Final 50% due, along with closing costs, at the signing of the escritura, the title document. This usually occurs 45 to 60 days after the Compraventa.
Reservation option
20% payment to reserve your lot, or lots, with signing of the reservation document. 90 days later, 30% payment with signing of the Compraventa. Buyer takes possession of the property. 90 days later, final 50% payment, along with closing costs, at the signing of the escritura, the title document. There is a 3% finance charge for this option.
Financing option
35% payment with the signing of the Compraventa, the sales contract. Then, 12 equal monthly payments until 80% of the purchase price has been paid. The final 20% is paid the following month, with the signing of the escritura, the title document. There is a 6% finance charge for this option.
