Usually, property evaluations and assessments are combined with property scouting. During this process we make our own determinations regarding values and best use for each property.
Some Types of Evaluations and Assessments:
Vineyard and Rural Property - Our agronomist collects soil and water samples for analysis at a reputable laboratory, interviews caretakers, irrigation officials and others to establish a property's current condition, plus past and current productivity. If the land is already cultivated, this is coupled with an investigation of grape or fruit quality, price and yield per hectare. This data is analyzed in relation to our client’s objectives in order to provide a financial picture of a given vineyard.
Vineyard evaluation and assessment services can include:
* Water and Soil Analysis
* Irrigation rights including availability of wells
* Microclimate Analysis for risks including hail and frost
* Terrain plan for irrigation and best use
* Evaluation of grapes and other crops in cultivated properties
* Exterior road and inner road access to vineyards and property
* Property plan including an opinion on the title document (escritura)
* Assessment of any structures or equipment included with the property
* Availability of utilities like gas, drinking water, electricity
Commercial or Residential Real Estate - In the case of these properties, our architect and contractor inspects electrical wiring, plumbing, roofing and structural elements to determine their condition and identify problems that might require additional investment beyond the purchase price of the property. If the building is already occupied, this is combined with an investigation of monthly income and expenses from renters, and renter/caretaker legal issues if our client wants these people off the property at the time the sale is closed. This data is analyzed in relation to our client’s objectives in order to provide a projected financial picture of the given real estate.
